Understand the figurative foundation in which you want to build your house on and know why .  A concept design will capture the feel of the home, the spatial layout, the connection between rooms and outdoor spaces, and will demonstrate its functional capacities.

Preliminary design is used for preliminary tasks to start the building process and is a refined drawing set with key dimensions and building notes that the certifier and council will want to see.   Engineering collaborates with design for the building application submission at this point.  These are often given to builders for pricing, however, we encourage engaging and working with a builder at concept stage for better pricing and workflow.

After building approval is granted, construction drawings are developed with more detailed dimensions, notes and drawings of the building to guide the project build and delivery.    

Service & Fees

cONCEPT DESIGN DEVELOPMENT

This is the initial design service, which tries out a number of layouts and designs that suit you and the site.  The design development stage is where the basic form and function come together.  This stage helps you communicate design intent and direction.


Includes:

1. Concept design development  

with layout plans, elevations, perspectives and a 3d Model 


Service fee: 0.7% of total project building budget

CONCEPT + PRELIMINARY DRAWINGS

Preliminary drawings are used to submit to the council, or your private building certifier, in order to gain building approval for a building permit to allow you to build. The preliminary design is also shared with the engineer, and other consultants so that they can design their respective contingents, which are also required for submission for building approval.


Includes:

1. Concept design development (as above); and

2. Preliminary Design Documentation

Suitable for council and certifier submission, and includes DWG exports for other contractors, detailed plans, elevations, sections, perspectives, and a 3d Model.


Service fee: 1% of total project building budget

Comprehensive Design and Design Coordination

This is the recommended service and client favourite.  It includes concept design development, preliminary design and drawings for building approval, construction drawings needed for your builder to deliver the price and project, and in-project design coordination between all associated consultants and contractors.


Includes:

1. Concept design development (as above); and

2. Preliminary Design Documentation (as above); and

3. Detailed Construction Documentation 

(collaborated with your builder), including material and finishes nomination, element schedules, interior and exterior design guidance, and 3d Model; and

4. In-project design coordination and support

 including liaising between the principal builder, cabinetry, engineering, civil engineering, surveyors, and other contractors and consultants.


Service fee: 1.4% of total project building budget

Do you have an existing house you wish to renovate or a vacant block you wish to build on, but don't know where to start or what you want?  Concept development can be a beneficial process that strips the design requirements right back to the essentials, creating an understanding of what you truly need, and how your block or existing home plays into these needs.  Site orientation, aspect, noise, lifestyle choices, views and family dynamics or user habits all play a part in building a concept design based on these basic foundations.  Take this concept design to a builder for a ballpark feasibility study, before taking the design process further.

CONCEPT DEVELOPMENT

Our service approach is anchored on the principle of design collaboration; placing cooperation,

communication, and transparency at the centre of the design development and coordination

process. In contrast to traditional design services, which often develop the design in isolation

from the principal builder and other contractors, we insist on working closely with the entire project

delivery team from the outset.  Design coordination is included in our comprehensive design service.

Available through your builder, a comprehensive residential design services, taking you from concept, to council submission, to construction plans.   This includes new builds or renovations.


Additional services include structural drawings produced with our preferred engineer, cabinetry drawings, landscaping drawings and staging drawings if your project is taking shape over multiple building submissions.
