Preliminary design is used for preliminary tasks to start the building process and is a refined drawing set with key dimensions and building notes that the certifier and council will want to see. These are often given to builders for pricing, however, we encourage engaging and working with a builder at concept stage for better pricing and workflow.
After building approval is granted, construction drawings are developed with more detailed dimensions, notes and drawings of the building to guide the project build and delivery.
This is the initial design service, which tries out a number of layouts and designs that suit you and the site. The design development stage is where the basic form and function come together. This stage helps you communicate design intent and direction.

Service fee: 0.7% of total project building budget
Preliminary drawings are used to submit to the council, or your private building certifier, in order to gain building approval for a building permit to allow you to build. The preliminary design is also shared with the engineer, and other consultants so that they can design their respective contingents, which are also required for submission for building approval.

2. Preliminary Design Documentation
Suitable for council and certifier submission, and includes DWG exports for other contractors, detailed plans, elevations, sections, perspectives, and a 3d Model.
Service fee: 1% of total project building budget
This is the recommended service and client favourite. It includes concept design development, preliminary design and drawings for building approval, construction drawings needed for your builder to deliver the price and project, and in-project design coordination between all associated consultants and contractors.

1. Concept design development (as above); and
2. Preliminary Design Documentation (as above); and
3. Detailed Construction Documentation
(collaborated with your builder), including material and finishes nomination, element schedules, interior and exterior design guidance, and 3d Model; and
4. In-project design coordination and support
including liaising between the principal builder, cabinetry, engineering, civil engineering, surveyors, and other contractors and consultants.
Service fee: 1.4% of total project building budget
